Vegas Real Estate Market

Last week I placed my home back on the market. Housing prices have gone up significantly since I purchased the house. I'd like to claim that was good investment planning on my part, but I can't do that....it was just dumb luck. Just so happened when I was ready to buy, prices were low, just off the bottom following housing crash and with the passing of my partner/spouse this spring, I am ready to sell and move on.

So after doing some research, I placed the house on the market last week at almost exactly a 50% increase of what was paid. Had an open house and the realtor just called informing me 2 offers have been made this morning, both slightly below asking but pretty close.

My first reaction is that maybe I priced too low. But then again, I am ready to move on and would rather not have a long drawn out process, so if I get the price I wanted, I am happy. Still a long way from that though. We will see what happens. :cool:

The market here has jumped through the roof. Our house had around a 25% increase in the last year but the way I understand it is the prices and value have gone up but the houses aren't selling right now compared to a few years ago. You might want to take that into account meaning that if you are getting close to your offer you might want to take it. However if you can hold out I wouldn't doubt your house will keep going up. Your choice though.

My favorite part of the home and what I will miss most of all is the back yard area, deck, and swimming pool. I actually installed a water cooling system, so that we can actually enjoy our swimming pool during the summer, unlike many here in Vegas that don't use their pools because the water is 90-95 degrees. In the fall we spent every Sunday out back with friends and family, barbequing and watching football. I will really miss that. But life goes on. You make new traditions.

I don't know how to explain it to you if you don't understand but I will try. I guess this is a sellers market right now meaning that more houses are up for sale compared to the amount of buyers and buyers have the advantage of picking and choosing. I guess more supply compared to demand. You can look that up under the Las Vegas/Nevada Real Estate Market right now online... those articles explain it better. Personally I bought this house before the crash at 180k and after the crash it went down to a low point of 120k. Last Year when I looked up the estimated value it was around 145k and now when I look it up it is at 200k not counting upgrades like how I put in all new flooring, 410 AC/Heater Unit and some other upgrades which make the value go up. They tell me the best way to increase value is to upgrade your bathrooms and kitchens and to put walk in showers in the bathrooms right now which seems to be a desired option.

KJ, so without going into too much detail, are you just looking to downsize? Staying in Vegas I assume.

you guys are so effing lucky to be able to own nice homes at those kind of prices. where I live, a suburb of DC, the prices are inflated because of all the wealth here. new 3 bedroom condos (even some older ones if they're high rises and well maintained) go for over $1 mill. many homes that are nice, but not mansions push up well over $1 mill. nothing, absolutely nothing, even a house that is tiny and old and a fixer upper goes for less than 400K. but living in an area where there are so many wealthy people has its advantages (and no I'm not wealthy, I bought a long time ago and because it's a low rise condo it hasn't appreciated that much) - better roads, schools, shopping, restaurants, transportation, security, etc.

OMG, Yes I am staying in Vegas. I love Vegas. I bleed neon. From the time my plane landed on my first visit, I knew this was my home. (and it took several years after that for me to move here). I don't think I will ever leave Vegas, although someday (not now), I may buy a ranch or property an hour or so outside Vegas. I also could see myself someday having a second home somewhere else and splitting time, but I don't think I will ever leave Vegas.


Immediate plans are still up in the air, although we are going to have to really start planning now. My brother and I are going to continue to live together for now. We both play blackjack for a living. Partners actually splitting profits. We have discussed buying a condo or renting an apartment in a nice secure complex. I have concerns over buying a condo together as my brother is in his mid/late 20's and someday I would think will find a lady and settle down and want some privacy. I don't want to hold him back. But with no one on the horizon like that for him, we are both sort of in bachelor mode (slightly different though).

He also seems to have some interest on finding a place closer to the strip or even downtown, right in the thick of things. I have done that, and prefer a place a bit away from everything and want to be fairly close to Mom, who resides in Summerlin. Well see what happens. Best bet right now, is probably to rent a place that we both like.

Unlike some people looking to sell, time is not of the essence. You dont have another home being built that you need to move into by a certain date. Or you dont have a job moving you by a certain date.

You have all the time in the world.....at least thats how you should present it to prospective buyers.

Dont tell them you want to move on...as far as they are concerned you will sell your home and get the price you want even if you have to wait a few months.

You hold all the cards in this market if you have a couple of people interested. Let them get in a bidding war.

I remember when i moved to Ca in 1999, I was riding around with an agent, looking at homes with my wife...and I asked her when we find a house we like ..how much can we generally bargain down the price. And she laughed and said......houses are selling above asking...and that i will be lucky if i get the house at the asking price. What a shock compared to the NJ market that I left.

When you get a market like this and you dont have alot of pressure to leave quickly.......play the game to your advantage. Just like when you have a favorable shoe...dont let up. ..or settle........get as much as you can under the conditions that prevail.

You dont seem strapped for money so if you find multiple people who love your home....and are willing to give a bid so soon.......jump on the opportunity to not give in.

Just a quick update. In the last 7 days, I have received 5 offers from 3 different parties. I just got off the phone with the realtor and told her to accept the last offer, which is just a tad over my asking price. I am really very happy getting this price.

I do feel like if I really wanted to milk the situation, I could hold another open house or two, have more people tracing through my house, and quite possibly generate more interest and offers, but I really don't want to do that. I want to move on and am ready to do so quickly. The final offer is from a young family, who is pre-approved for a mortgage of the amount they will need and they want to have closing before the school year starts, which is the end of August here in Vegas. I don't know if that is doable, with inspections and all, but that would be awesome. I am really ready to move on to the next chapter and home. Next, sort of immediate project is finding that next home.

Your choice to accept an offer rather that wait a couple weeks yet. At some point those buyers would may move on to other properties if you don’t appear serious to sell. other buyers/buyers agents begin to wonder why a home isn’t selling in a normal timeframe, the exact same house listed at the exact same price may sell better if it’s been on the market for three weeks rather than three months because of that stigma. Obviously you’re not having trouble selling...just if your going to sell it’s time now that you’ve gotten that sort of offers and above asking price, it’s just time unless you’re pulling off market.

Yup...underprice the property and let it fly w multiple offers. I think that’s the right strategy when selling a house. People think there is something wrong with a house that has been on the market too long.

Things are moving very chaotic(ly) and quickly now. I officially accepted that offer as mentioned. The family wanted a quick settlement so they could start the new school year in their new home. Completely understandable, but who knew Clark County school district starts school so early. August 13. WTF?!? That is still the middle of summer! Poor kids. Settlement date first week in August. That doesn't allow for much time in finding a new home and moving.

Had house inspection on Monday which went very well. One very minor issue. Easy fix.

In the meantime, my brother and I have been looking at condos. I want a secure highrise building. He wants to be close to the action, either near the strip or downtown. I really don't want to be downtown, nor too close to the strip. We want 2 bedroom and 2 bath and that doesn't leave anywhere for out of town guests to crash (maybe the livingroom). We had almost decided we might have to rent short-term until we find somethings as there just is no time, when today he informed me he had 2 places he wanted us to look at tonight.

Ended up we signed an agreement to purchase a place tonight. :rolleyes: I told ya things were moving fast...too fast for me. What the hell happened to my nice relaxing life of just a few months ago? :confused: Nice 2 bedroom, 2 bath highrise condo. Bedrooms on opposite side to provide for a little privacy. Really nice view of the strip, but not too close. Condo is currently empty, so we were able to get a very quick settlement date. also first week in August but several days before my house settlement. That is 2 weeks. Now all I have to do is scrape together the money. :eek:

Condo prices, like house prices have gone up considerably here in Vegas in last couple years. The condo is still less than the selling price of my house and I am going halves with my brother, but lending him part of his share. Since settlement on the condo is before settlement of the house, it will take all my available funds and then some. I literally have to spend the next day or two moving money around and cashing in 10's of thousands of dollars in casino chips. That is known as a chip inventory, for those who might not be familiar. Still may have to take a short-term loan from Mom for a week or so to cover moving expenses. And this means both my brother and I are on an unscheduled vacation from blackjack play for the next 3 weeks to a month. I mean seriously....where is my nice normal life of just a few months ago?

Knowing that you have a sales contract on the house, the bank of the seller of the condo won't give you a one week bridge loan?

In proof reading my post above, it occurred to me, I sound very negative. I am not. I am not being dragged into anything and am actually excited to move forward. I wish circumstances hadn't occurred to necitate this change (my partner's passing), but that was out of my control. I really am ready or quickly getting ready for the next chapter of my life. I am actually getting pretty excited I guess. :)

Of course there is a realtor involved in the sale of my home. The lady at the condo is a sales agent according to her card. I don't know if she is also a realtor. Doesn't say so?? But it doesn't even matter, I am fine. More concerning than money is that I have a lot to do in the next 2 weeks.

A bridge loan would eliminate any time spent on money. The cost for one week will be pennies.

It's to limit cash buy ins where the dealer must notify the supervisors. This way, we can enter and leave games without possibly being bothered or even seen in some cases.

If they come to the table, most ask if you have a card. Always decline (even if I do have a card) and never have been asked to sign up, at least I haven't.

When they ask you if you want a card the main reason is no longer tracking your play. The new reason to get you to have a card is so the casino can have your email address.

There is a big push now towards email marketing.

Easy to avoid that too. Don't give an email.

The freeplay I get from playing is somewhere between .2% and .4% depending on casino. Plus they give me promotional freeplay to draw me back in which I'm notified by email of the dates it will be on my card.

One daily 2 dudes rented next to mefrom the owner...and the first night they kept me awake, i figured at least one of them didnt have normal hour work the next day like me.....so i left the house but before i did, i put a speaker right up agasint the wall, and didnt blast anything, i just put the radio on, and some nice deep base. you couldnt hear it outside....so it wasnt a nuisance to anyone else. But for a man who spent all night fucking,and playing low sexy music for me to hear.....he didnt get to sleep much.

I didnt hear a peep from them after that day.

But that was 25 years ago before Imoved to ca and nv.

Society has deteriorated more since then.......now in the same situation it might escalate...i may have gotten a rock through my window, or had my wife raped. Good luck though.....but once you get used to the peace and quiet when u need it in your own home.....its hard to imagine going back to an apartment type arrangement

Some truth and concern about this. Until I bought this home (that I am leaving), I have lived my entire adult like in apartments or condo with common walls to the neighbors. Never had any real problems. Some places you could hear a little more than others....some places a little more than you wanted to. :rolleyes:

So it is moving week (later in the week). Everything mostly packed. Boxes everywhere.

And my emotions are high. I liked this house, this neighborhood. The neighbors. The swimming pool. Gathering of friends and family most Sundays during football season out by the pool. I have great memories here. BUT it is also the house that my late partner picked out, and well I don't know how to say it but I just didn't want to stay here. Time to move on.

And while I am looking forward to moving on and new chapters, last night one of those really negative thoughts came into my mind. Later this week, we will make settlement on the new condo, paying in full. That will leave me very little money on hand, until settlement on the house the following week. So of course the negative thought: We make settlement and then in that 5 day window, something happens and settlement and sale of the house falls through. Everything I have to my name will be tied up in real estate. :(

I guess you can label me a worry wort, but I will be glad when everything is settled in 2 weeks.

What does your contract say about the buyer's deposit if they default on the purchase?

Presumably the buyer signed and is operating under an earnest money contract until closing is completed.

These are a bit one-sided, as different penalties are provided for each of you.

You cannot back out of the sale: if you try, he'll sue for specific performance.

Contrast that harsh remedy with what happens if the buyer changes his mind: in that event you cannot force him to go through with the sale, you only get to keep the earnest money payment he tendered at the beginning, which is usually a token amount.

Fortunately the market is sound and if he backs out you should have no trouble finding another buyer.

Agreed. And I think your buyer put up at least $5,000 at contract signing. In a worst case you'll sell the house a second time.

If a pit boss asks if you have a card and you waive him off and show no interest and dont want one....isnt that a red flag in itself. Isnt that saying :keep your eyes on me".

and do you think there will ever come a time where casinos would require a card? It would seem like a simple rule to enforce.. I wonder why they havent imposed that

I'm guessing that's the standard contract. My guess was $5k.

You have put out enough info on the buying and selling of these 2 places to be fully identified. Provided the figures are correct. Why do you insist on jeopardizing yourself and then claim to be so private? I'm not sure you realize what you are doing.

No, I was just wondering what the real value is. I would assume you know what the specs are. Who would buy or sell a house and not know the basics?

I have a buddy whose wife died 2 years ago. And he didnt move, but the first thing he did after the dust settled was to get rid of her stuff. He threw alot out and donated some. Anything that reminded him of her...it was all painful. Then a year or so later he tells me he wished he had all the things he got rid of. Instead of pain he has fond memories now. He wishes he could look at her dresses, or hold her hair brush.....instead of being in pain he feels he would smile. But he reacted to his understandable immediate pain. Ilearned something from him because I probably would do what he did (although i will most likely go first so its a moot point). But then again everyone is different..we are not cookie cutter personalities.

You are correct LarryS, everyone IS different when it comes to this kind of thing, but I must say, that your friend's thinking seems rather unhealthy to me. It is ok to have something like pictures or a personal item, like a piece of jewelry to remember someone by, but if you start saving clothing and hair brushes, I think you have crossed some sort of line to unhealthy and not moving on.

It is hard. I was only married for a few years, but he was also a great friend for my entire adult life and my business partner, contributing to my best years of AP success. I can't imagine what people that have been together a lifetime, 40, 50, 60 years go through.

Anyway, I am "fairly" young and have to move on. I want to move on. And extreme as it may seem that includes this house. Life is so amazing, I am anxious to experience the next chapter and see what is ahead. I won't forget my friend and what he meant to me, but I am moving on. :cool:

I think it's time to read between the lines. KewlJ is implying he doesn't want to live in the house his partner and he shared before his partner's passing. The house is a painful reminder that his partner is no longer with him and he wants out of it ASAP.

Since kewlJ is back on the site mixing it up I would appreciate an update on this whole situation with the selling of the property and moving into the new place.
I have been thinking of selling and moving as well.
I found out that not all Real Estate has gone up like my house has recently.
I guess it is only houses that are within a certain square footage range that have rose dramatically.

My main problem is I would hate to have to go through boxing stuff up and moving. What a nightmare!
I also don't like the idea of losing on this house. The more I stay here the more value it is to me since I don't owe a mortgage.
The stairs might be a problem in the future though so I have been thinking of going for a one story house but that is a nightmare as well deciding of what house to buy and where and new or used or many of the other problems that go along with it.

Update is we (my brother and I) moved into our new place a couple weeks ago and I had settlement on the house last week. We are pretty much settled in. I like it ok. He absolutely loves it. I guess the only thing I am not crazy about is when I am in the living room, I can sometimes hear people in the hallway. Not too bad though. I don't hear any noise in my room and don't hear anything from people above or next door.

What exactly do you mean when you say "not all real estate has gone up recently"? You think smaller houses haven't risen in price as much, I take it? I know condos have gone up....maybe not as much a single family homes. I have no idea about like townhouse type homes that are attached to one another.

Can I ask your age monet? You have made references of "getting older" a couple times today, plus with your health situation and "attitude" towards that, I have been curious at to what general age you are. If you are not comfortable answering that, even in general terms, I understand.

No big secret. Mid 40s.

12 year olds getting leukemia and such.
35-45 year olds constantly dying of colon cancer
Other people like my grandmother seem to live past 92 with no problems.
Bit of a Crap Shoot I believe.
My Father survived two tours in Nam only to fall down the stairs and die in his early 50s.
One Uncle had Heart Failure in his early 50s.
One Aunt woke up one day and had what they called a MINI stroke lol.
She made it about 18 months after that... dying in her late 60s.

Well my house went up 25% to 30% in the last year or so.
That sounds great but I am only about 10% or so of an increase for the last 14 years.
Our house went down in value from that crash and took this long for it to get back to even and climb above that.
However I have done many renovations on the Interior and Patio so it could be worth more once appraised.

One of my wifes daughters has a house on the other side of town and it is by far larger in square footage and hasn't moved up at all in value in the same year or so.
She explained that houses have gone up in Vegas but houses that fall into a certain square footage have had tremendous increase compared to larger houses.
I haven't researched it too much so I could be wrong. I just took her word for it.

I think I suggested this before, so I apologize if it is out of line, but I hope you reconsider, doing nothing about your medical situation. It could be something relatively minor that can be easily treated. Or it could be something a little more that can be treated if you don't wait to long. What are you afraid, of...that you might have to have a colonoscopy or a couple months of chemo? I think you can handle either. Small price to pay for added time. Life is too good not to milk every drop. (IMO) Said my piece and I won't bring it up again.

I disagree with this line of thinking though. Most people think this way, like 50 is still young or 60 is still young. However, when you crunch the numbers and start to look at statistics it gets really ugly. Let us just look at the age of 60 years old and say that the average expected lifespan is 80 years old. Well that is 75% of your Batteries used up and you don't have a Charger. Just that simple math should shake anyone up. Read the book or watch the movie Shangri-La (Lost Horizon 1937). Even if you don't want to believe the Christian side of it you still can make sense of how living the way we do gives us less time. ?? Where are there 35-45 year olds constantly dying of colon cancer? That might have been the case in the '70's, but it's rare today.

Didn't you provide a kind of tale of woe regarding your health? Maybe that's why you have this overall bleak outlook at a relatively young age? I have a 180 degree outlook when it comes to the diseases etc. you mentioned. I'll be 70 next May, and I feel just as good or better as I did in my mid 40's. I believe quality longevity has to do with taking care of yourself throughout your life, keeping away from the bad habits, and maybe the most important part of it is being genuinely happy. I visualize living in LV as running counter to this philosophy.

Thanks for the advice. Man, I really downsized in 2011. I put in hardwood flooring, did a kitchen, and a bath remodel. But the one area I'd like to upgrade is to put in walk in showers in the Master bath. I'd like to put artificial turf. Our market is booming but the new home growth is limited because there is nowhere to build, except east, and small towns. So the contractors are booked solid. Can't even get someone to come out and qoute for 6 months.

KJ. My cousin recently bought a mega home in one of the gated communities. I can't remember if he said it was on a golf course or not. But his mom had a stroke and his Dad and mom are 80. So they moved in with him, wife, and 3 kids. He rents out their condo to people coming into Vegas. I think he said he gets out anywhere from $200 to $500 a night?

I am going to veer slightly off topic, but still real estate related, so I am going to make comments in this thread rather than start a new thread.

Since my partner, who served as my chauffer passed away earlier this spring, I have been forced to spend more time driving that I used to or care to. And since I really don't care for highway driving, I have seen a lot of this city via the surface roads in the past few months.


Observation: There is one hell of a lot of construction going on all over this city. Mostly new houses and condominiums. Housing construction. I mean A LOT! The question I find myself asking is where are the people coming from that are going to fill all these new housing units?

I am aware Las Vegas experienced substantial growth in the 90's and early 2000's with lots of housing construction. That was before I moved here. I moved here in 2009, just after the financial bust and the result was they had over built new homes and condo type complexes. Supply was much greater than demand and the housing market tanked. That's how I got my first condo so cheap.

As discussed early in this thread housing prices are up again. But like I said, I just wonder where the people that are going to fill these new houses and housing units? Because if they don't fill them, housing prices will again tank. And if they do fill them.....well do we need more people here? Are there jobs here? I don't see much in the way of industry except for the casino industry....and I guess construction. :rolleyes:

Vegas is becoming a sports city. The Golden Knights set the world on fire in the NHL. The Raiders are coming to LV next year? NCAA wants to host even more basketball tourneys. Already a hot spot for conference tourneys. Football has a bowl game. You've got great weather all year around. People can't leave Cal fast enough. I think you're investment is going to be fine. But I never bought a real estate investment without a 10 year horizon. That 2 yearer was a killer.

Haalthcare continues to boom forthe baby boomers. They can't build facilities fast enough.

This is all true. Raiders are two years away though and when I ride by the stadium site, I wonder how THAT is going to happen? :confused:

Once that stadium is complete, I am sure there will be some "serious" college football bowl games here, compared to the 'minor' Las Vegas bowl game we currently have. I suspect we will even be in the Championship bowl game "rotation, similar to Phoenix. I also suspect the NBA will place a team in Vegas in the near future. Vegas just seems like a logical fit for that. Major league baseball....not so much. Too damn hot June through August, unless you have a dome.

But I still go back to my point....what industry is there here besides gambling? Where can people work making 100k a year, or even 80k a year? When communities grow, you have all that support type employment, grocery stores workers, CVS workers, fast food workers, but where is that industry that supports the higher end? (other than gambling)

I am not worried about my real estate investment. I suspect my current arrangement is short term, maybe a few years. My brother, who I bought my current property with is in his mid....getting towards later 20's. At some point he will find a lady and want to settle down rather than live with his older brother, and one or the other of us will have to buy the other out and move or perhaps we will both be moving on. We probably should have put more consideration into renting. :rolleyes:
