In proof reading my post above, it occurred to me, I sound very negative. I am not. I am not being dragged into anything and am actually excited to move forward. I wish circumstances hadn't occurred to necitate this change (my partner's passing), but that was out of my control. I really am ready or quickly getting ready for the next chapter of my life. I am actually getting pretty excited I guess.

Seriously, I don't even know what that is, so obviously I didn't inquire about anything like that. It didn't even come up that I am in the process of selling my house. She just wanted to know how we were paying and I said "cash". It's fine. Will be tight but fine. Can probably put moving expenses on credit card.
Just ask the seller's agent if they can arrange a "bridge loan." It should be a slam dunk. In fact your own mortgage company should do it.
Is there a Realtor involved in either transaction? Ask them.
Of course there is a realtor involved in the sale of my home. The lady at the condo is a sales agent according to her card. I don't know if she is also a realtor. Doesn't say so?? But it doesn't even matter, I am fine. More concerning than money is that I have a lot to do in the next 2 weeks.
A bridge loan would eliminate any time spent on money. The cost for one week will be pennies.

When they ask you if you want a card the main reason is no longer tracking your play. The new reason to get you to have a card is so the casino can have your email address.

condos with common walls.......do u really want that? Do u really want neighbors on both side sof you and maybe over and under you. All it takes is one pain in the ass to make your life miserable.....and cant do shity about it unless they are breakig some law.
I remember i had a townhouse with people on either side of me. One daily 2 dudes rented next to mefrom the owner...and the first night they kept me awake, i figured at least one of them didnt have normal hour work the next day like me.....so i left the house but before i did, i put a speaker right up agasint the wall, and didnt blast anything, i just put the radio on, and some nice deep base. you couldnt hear it outside....so it wasnt a nuisance to anyone else. But for a man who spent all night fucking,and playing low sexy music for me to hear.....he didnt get to sleep much.
I didnt hear a peep from them after that day.
But that was 25 years ago before Imoved to ca and nv.
Society has deteriorated more since then.......now in the same situation it might escalate...i may have gotten a rock through my window, or had my wife raped. Good luck though.....but once you get used to the peace and quiet when u need it in your own home.....its hard to imagine going back to an apartment type arrangement
Some truth and concern about this. Until I bought this home (that I am leaving), I have lived my entire adult like in apartments or condo with common walls to the neighbors. Never had any real problems. Some places you could hear a little more than others....some places a little more than you wanted to.
My new place seems to be constructed well. We'll see how it goes.
So it is moving week (later in the week). Everything mostly packed. Boxes everywhere.
And my emotions are high. I liked this house, this neighborhood. The neighbors. The swimming pool. Gathering of friends and family most Sundays during football season out by the pool. I have great memories here. BUT it is also the house that my late partner picked out, and well I don't know how to say it but I just didn't want to stay here. Time to move on.
And while I am looking forward to moving on and new chapters, last night one of those really negative thoughts came into my mind. Later this week, we will make settlement on the new condo, paying in full. That will leave me very little money on hand, until settlement on the house the following week. So of course the negative thought: We make settlement and then in that 5 day window, something happens and settlement and sale of the house falls through. Everything I have to my name will be tied up in real estate.
I guess you can label me a worry wort, but I will be glad when everything is settled in 2 weeks.
What does your contract say about the buyer's deposit if they default on the purchase?
Presumably the buyer signed and is operating under an earnest money contract until closing is completed.
These are a bit one-sided, as different penalties are provided for each of you.
You cannot back out of the sale: if you try, he'll sue for specific performance.
Contrast that harsh remedy with what happens if the buyer changes his mind: in that event you cannot force him to go through with the sale, you only get to keep the earnest money payment he tendered at the beginning, which is usually a token amount.
Fortunately the market is sound and if he backs out you should have no trouble finding another buyer.
