    a guy that is so full of himself,...he cant speak for himself alone, he needs to hope everyone feels the same way he does and forward that thought publicly

    I see alan as a self important lying attention whore(18 yos)....I hope everyone sees him this way as well.

    I see alan as an inattentive father( son complained)......I hope everyone sees him this way as well

    I see alan as a person with poor logic skills(AP questions answered but not comprehended).....I hope everyone sees him this way as well

    I hope I am speaking for EVERYONE when I say the above because its not enough for me to speak for myself. I need a grand extrapolation of my views to everyone else so that I CAN SEEM MORE IMPORTANT AND VALUED.

    also I am against the raping of children....I hope i am speaking for everyone on this board as well.

    Since kewlJ is back on the site mixing it up I would appreciate an update on this whole situation with the selling of the property and moving into the new place.
    I have been thinking of selling and moving as well.
    I found out that not all Real Estate has gone up like my house has recently.
    I guess it is only houses that are within a certain square footage range that have rose dramatically.

    My main problem is I would hate to have to go through boxing stuff up and moving. What a nightmare!
    I also don't like the idea of losing on this house. The more I stay here the more value it is to me since I don't owe a mortgage.
    The stairs might be a problem in the future though so I have been thinking of going for a one story house but that is a nightmare as well deciding of what house to buy and where and new or used or many of the other problems that go along with it.

    Update is we (my brother and I) moved into our new place a couple weeks ago and I had settlement on the house last week. We are pretty much settled in. I like it ok. He absolutely loves it. I guess the only thing I am not crazy about is when I am in the living room, I can sometimes hear people in the hallway. Not too bad though. I don't hear any noise in my room and don't hear anything from people above or next door.

    Our move went pretty smoothly, but you are right, no matter how smooth it goes, the whole process is a pain in the ass. Packing up stuff and unpacking. In my case, I was downsizing and getting rid of some "stuff", including stuff from my late partner. I am glad that is all over.

    What exactly do you mean when you say "not all real estate has gone up recently"? You think smaller houses haven't risen in price as much, I take it? I know condos have gone up....maybe not as much a single family homes. I have no idea about like townhouse type homes that are attached to one another.

    Can I ask your age monet? You have made references of "getting older" a couple times today, plus with your health situation and "attitude" towards that, I have been curious at to what general age you are. If you are not comfortable answering that, even in general terms, I understand.

    No big secret. Mid 40s.
    Age doesn't really matter.
    12 year olds getting leukemia and such.
    35-45 year olds constantly dying of colon cancer
    Other people like my grandmother seem to live past 92 with no problems.
    Bit of a Crap Shoot I believe.
    My Father survived two tours in Nam only to fall down the stairs and die in his early 50s.
    One Uncle had Heart Failure in his early 50s.
    One Aunt woke up one day and had what they called a MINI stroke lol.
    She made it about 18 months after that... dying in her late 60s.

    Well my house went up 25% to 30% in the last year or so.
    That sounds great but I am only about 10% or so of an increase for the last 14 years.
    Our house went down in value from that crash and took this long for it to get back to even and climb above that.
    However I have done many renovations on the Interior and Patio so it could be worth more once appraised.

    One of my wifes daughters has a house on the other side of town and it is by far larger in square footage and hasn't moved up at all in value in the same year or so.
    She explained that houses have gone up in Vegas but houses that fall into a certain square footage have had tremendous increase compared to larger houses.
    I haven't researched it too much so I could be wrong. I just took her word for it.

    Damn monet, I figured you were going to say 60's (which in today's world is still young) based on your comments, but I also sort of had it in the back of my mind that you were younger, so I am not totally surprised.

    I think I suggested this before, so I apologize if it is out of line, but I hope you reconsider, doing nothing about your medical situation. It could be something relatively minor that can be easily treated. Or it could be something a little more that can be treated if you don't wait to long. What are you afraid, of...that you might have to have a colonoscopy or a couple months of chemo? I think you can handle either. Small price to pay for added time. Life is too good not to milk every drop. (IMO) Said my piece and I won't bring it up again.

    I would never even think of taking chemo.
    I would never approve those doctors to cut into me.
    My wife says: Go to the Doctor!
    I say: Why? So they can put me in the Microwave!? No Thank You!

    When my Father hit 40 they found a brain tumor.
    The VA and a leading Hospital paid for all procedures.
    They cut into his skull and lifted up one of his Brain Lobes.
    They scraped out the Cancer and he had some near the Stem as well.
    They got that all out.
    Radiated him or Microwaved him.
    He had pain and problems for ten years until finally falling down the stairs.
    This tough guy was so scared of death he let them do that to him.
    Not me. I am not going through that process to get the same end result.
    I am not trying to be Immortal.
    I have to answer for the things I have done and learned.
    Only through Death can I get to that Appointment.

    If my life was actually doing good in the world I would reconsider.
    However, If I was doing good in the world I would of had less risk of health problems.
    Nobody to blame but myself for any problems I have.
    I spent most of my days on Earth as a Pleasure Addict.
    10 hours a day in front of Atari Screens or Computer Screens.
    Hours upon Hours in Smokey Casinos or Card Rooms.
    Constant Unprotected Fornication.

    Moving is a pain in the ass. I moved here in December and still have boxes in the trunk of my car. One day I'll get them out. LOL

    I disagree with this line of thinking though. Most people think this way, like 50 is still young or 60 is still young. However, when you crunch the numbers and start to look at statistics it gets really ugly. Let us just look at the age of 60 years old and say that the average expected lifespan is 80 years old. Well that is 75% of your Batteries used up and you don't have a Charger. Just that simple math should shake anyone up. Read the book or watch the movie Shangri-La (Lost Horizon 1937). Even if you don't want to believe the Christian side of it you still can make sense of how living the way we do gives us less time. Watch Groundhog Day for the next quote, which ties into the Shangri-La Theme...

    ?? Where are there 35-45 year olds constantly dying of colon cancer? That might have been the case in the '70's, but it's rare today.

    Didn't you provide a kind of tale of woe regarding your health? Maybe that's why you have this overall bleak outlook at a relatively young age? I have a 180 degree outlook when it comes to the diseases etc. you mentioned. I'll be 70 next May, and I feel just as good or better as I did in my mid 40's. I believe quality longevity has to do with taking care of yourself throughout your life, keeping away from the bad habits, and maybe the most important part of it is being genuinely happy. I visualize living in LV as running counter to this philosophy.

    Thanks for the advice. Man, I really downsized in 2011. I put in hardwood flooring, did a kitchen, and a bath remodel. But the one area I'd like to upgrade is to put in walk in showers in the Master bath. I'd like to put artificial turf. Our market is booming but the new home growth is limited because there is nowhere to build, except east, and small towns. So the contractors are booked solid. Can't even get someone to come out and qoute for 6 months.

    KJ. My cousin recently bought a mega home in one of the gated communities. I can't remember if he said it was on a golf course or not. But his mom had a stroke and his Dad and mom are 80. So they moved in with him, wife, and 3 kids. He rents out their condo to people coming into Vegas. I think he said he gets out anywhere from $200 to $500 a night?

    I am going to veer slightly off topic, but still real estate related, so I am going to make comments in this thread rather than start a new thread.

    Since my partner, who served as my chauffer passed away earlier this spring, I have been forced to spend more time driving that I used to or care to. And since I really don't care for highway driving, I have seen a lot of this city via the surface roads in the past few months.


    Observation: There is one hell of a lot of construction going on all over this city. Mostly new houses and condominiums. Housing construction. I mean A LOT! The question I find myself asking is where are the people coming from that are going to fill all these new housing units?

    I am aware Las Vegas experienced substantial growth in the 90's and early 2000's with lots of housing construction. That was before I moved here. I moved here in 2009, just after the financial bust and the result was they had over built new homes and condo type complexes. Supply was much greater than demand and the housing market tanked. That's how I got my first condo so cheap.

    As discussed early in this thread housing prices are up again. But like I said, I just wonder where the people that are going to fill these new houses and housing units? Because if they don't fill them, housing prices will again tank. And if they do fill them.....well do we need more people here? Are there jobs here? I don't see much in the way of industry except for the casino industry....and I guess construction.

    Vegas is becoming a sports city. The Golden Knights set the world on fire in the NHL. The Raiders are coming to LV next year? NCAA wants to host even more basketball tourneys. Already a hot spot for conference tourneys. Football has a bowl game. You've got great weather all year around. People can't leave Cal fast enough. I think you're investment is going to be fine. But I never bought a real estate investment without a 10 year horizon. That 2 yearer was a killer.

    Haalthcare continues to boom forthe baby boomers. They can't build facilities fast enough.

    This is all true. Raiders are two years away though and when I ride by the stadium site, I wonder how THAT is going to happen?

    Once that stadium is complete, I am sure there will be some "serious" college football bowl games here, compared to the 'minor' Las Vegas bowl game we currently have. I suspect we will even be in the Championship bowl game "rotation, similar to Phoenix. I also suspect the NBA will place a team in Vegas in the near future. Vegas just seems like a logical fit for that. Major league baseball....not so much. Too damn hot June through August, unless you have a dome.

    But I still go back to my point....what industry is there here besides gambling? Where can people work making 100k a year, or even 80k a year? When communities grow, you have all that support type employment, grocery stores workers, CVS workers, fast food workers, but where is that industry that supports the higher end? (other than gambling)

    I am not worried about my real estate investment. I suspect my current arrangement is short term, maybe a few years. My brother, who I bought my current property with is in his mid....getting towards later 20's. At some point he will find a lady and want to settle down rather than live with his older brother, and one or the other of us will have to buy the other out and move or perhaps we will both be moving on. We probably should have put more consideration into renting.
