    But not always: case in point, a guy I know.

    He closed on a house at the height of the market, just before interest rates went up.

    His plan was to flip it, and sell it.

    The house had been a rental for years and needed a lot of work; he did a lot of it but the work was extensive and expensive.

    Then came the perfect storm to fuck him and his hope of making a profit go up in flames: interest rates went up and property values have started to go down.

    He paid $550K to buy it, and must have over $150K in time and materials into it, and now he's fucked, at least until and unless interest rates come down and property values go up.

    Timing is everything, so they say.

    I also invest my money into the exact business you think I look down on. Tradesmen are currently making more then someone with a bachelors degree for the first time in decades. I recall reading that somewhere recently. College is not the gateway for a successful life anymore. Information is a commodity.

    The risk takers move humanity forward, not the college slave class. Outside of medicine and a few other disciplines college is a waste of time.

The guy who ran like absolute shit in the beginning after moving out on his own for the first time in his life without even knowing how to do laundry and lost 20% of his bankroll right off the bat in less than 100 hours of which was close to -2SD. The guy that moved here without knowing one single person and left all of his friends and family behind after being doubted by them and every single person to date that I wouldnt make it. The guy that never missed one single rent payment, let alone ever paid late on rent or any bill since getting here with only a 1.5% edge supporting himself. The guy that lost 10 pounds of blood every month in the ghetto his first couple of years and was still able to be disciplined and perseverant to grind through the bullshit and maintain as low of a ROR as possible to get my way out of that mess. The guy that hit rock bottom bankroll and lost his wallet and all of his IDs right before a once in a lifetime pandemic wiped out his line of work and a portion of his games disappeared as soon as the casinos reopened. The guy that was willing to suck up his pride and deliver mcdonalds meals to the ghetto during the 3 months of pandemic because his bankroll was at an all-time low since being in vegas and the casinos were shut down. The guy that survived a mass shooting in his first 6 months. The guy that has now lived in a luxury apartment for two years, never missed a payment and has a balcony overlooking the vegas strip. The guy that has done all of this while being cheated and trolled by indian casinos and holiday weekends for 5.5 years. Yeah that guy, the guy everyone loves to hate, but could never do what I was able to do.

    All with 10% effort.

    This past weekend, I lost over 17 grand, over 2 nights. I had been on a pretty good run of late. My total BJ play and EV down for the year, but this good run had me above EV and thinking my actual results were going to be pretty close to my average. And then Boom: This weekend. And I am back much closer to EV and 25k below my average of last 10 years with only a small amount of playing time left.

    You don't see me bitching that I was cheated or that the whole world is out to get me. Variance happens in blackjack card counting! (except of course in the Mdog thread)

    And I have said this before but it bares repeating. Variance is actually our friend. It is a good thing. If there was no (sometimes pretty extreme) variance and everyone just won at or close to expectation every session, there would be like a million card counters. Every ying-yang that could scrape together 200-300 dollars would be winning and no casino would actually offer a beatable game.
