    You sure got me there Rob. I've just been stewing all night. I sure wish I was an exceptional citizen with a loving family like you so I had something to occupy my time. It's kind of amazing how with so much fantastic experiences in your life you still find time to constantly post here, at all hours of the day, day after day after day. Finding time to make over 4,000 posts here and have such a fulfilling life is truly an accomplishment. It's a good thing you wrote that column a few years ago about how addicting forums could be and how you managed to beat the addiction or you might have ended up being one of the highest posters here. And if only I could have a Lexus, and a Hellcat, and a Corvette, and drink $500 and up scotch, and buy 2 huge RV's in just a few years, and, of course, have FOUR CELL PHONES which is the ultimate gauge of really making it. And thanks so much for never, ever trying to throw that in our faces.

    Or it could be that even though showing your proclivity for "stretching the truth" is wonderfully entertaining I actually have better things to do. What a maroon.

    Like most people, I don't care a whit about the house. Mine has the same relative value, but I'd rather live in a tent in the woods than be stacked together that close to other people. Good Lord, you might get stuck with an ugly, overbearing troll with delusions of grandeur as your neighbor. As usual, the only issue is whether the house posts accurately reflect reality because if there are patterns of being loose with the truth that probably bleeds into a lot more than just one post.

    And thanks so much Rob for setting me straight. Of course I do have a few questions about what you wrote, mostly because your statements seem to have a little bit of a problem. You know, pesky math stuff.

    The statistics at the assessor's office, (as well as other online listings), clearly state the livable space as:

    You stated you included the garage, because you "spend so much time using it". There's much that could be said about this, such as anyone with even a novice knowledge of real estate knows that "living" space is the only thing counted, that it's hard to imagine anyone spending so much time in such a cramped space with all the stuff in there, or that the only reason someone would try to use garage space as living space is because they are trying to impress people, but I won't mention any of that.

    The cut corner lowers the footage a bit in the garage, but we'll just call it 21 x 30 which equals 630 Sq. Ft. That brings the grand total to 3,170 Sq. Ft.

    4,100 - 3,170 = 930

    WOW! That's a HUGE addition! And this is where I'm having a little trouble with the math.

    Here's a view of the house taken from a pigeon cam, (or maybe it was Google Earth, I can't remember):

    There certainly isn't room on the left side for an addition, the front is ruled by setback requirements, and the rear has the pool and Rob's pictures confirmed no addition there so that leaves only the right side. Zoning requirements in that area require a 15' setback from the property line, which seems to be pretty close to what it now is.

    But we'll go ahead and ignore that because as we all know cities don't care about their rules and regulations so they'll just let you build whatever you want.

    So the length of the house on that side is 39'. A 39' addition of 930 sq ft would be about 24' wide. I'm pretty sure the neighbors wouldn't like that. Now I suppose a 2 story addition might work, but then there are those damn setback rules to think about because it would be 5' or less from the property line.

    Why don't you take a picture of the addition Rob so we can see what your final solution was?
