Thread: Cheap vegas apartments?

    Gonna be moving out to vegas sometime later on this year....prob by football season at the latest and was wondering if anyone knew of any good deals on a cheap apartment? gonna be spending most of my time in casinos so I don't need anything fancy just a place to flop and keep my clothes and my dog

    Unfortunately your timing isn't great as far as cheap housing. About a decade ago, when I moved to Vegas housing, both buying a home and apartments were dirt cheap. Of course that was the housing bubble crisis and Vegas was hit hard, which resulted in many supply far exceeding demand. In the last 4 years that has finally corrected itself and housing prices both rentals and home sales have steadily increased.

    So that said, as far as apartments, it depends on what you mean by cheap. The issue is safety and bugs. I would say you can find a studio/efficency in a decent area for $700/$800 range. Maybe 1 bedroom for under a thousand. You can find cheaper than that, but like I said...safety and bugs. Bugs are actually a fairly big problem in Vegas.

    I'll tell you what you want to avoid are those Siegel Suite or Budget suite (and a couple others type places) that advertise weekly rates from about $239 on up. While this seems like an ok deal, as they are furnished and include TV and wifi, they really are filled with many problematic transient people that just continually bounce around from these places. Just take my word these places are not the answer.

    If you are unfamiliar with Vegas, you want to avoid the downtown area, especially Fremont street between El Cortez and Charleston. You want to avoid the boulder Highway corridor. You want to avoid the Maryland parkway corridor through UNLV, although there are some new places going up right near UNLV. And you want to avoid most of North Las Vegas.

    Also, is proximity to the strip important to you?

    I know a decent complex fairly close to the strip, in an okayish (but not great) neighborhood. I lived there some years. Let me know if you want the info.

    Studios = $200 (tough neighborhood), $400 (medium), $550 (Henderson, Summerlin). Ask some locals. Chat up people that work at WalMart, WinCo, etc...
    Clean, safe weekly = $1,100.

    I didn't tell you to come to Vegas and be a professional card counter. I didn't suggest that to anyone, you or sidthesquid or any of several others that think I encouraged that. I simply shared my experiences, the good and the bad. Including my (3) 10k years at the start of my career playing lower stakes. Including the 27k year I had here in Vegas just a few years ago. Including the 4 different 6 month losing period that I have had.

    You guys seemed to have skipped over the negative parts and focused on the good times, and took that as me encouraging you to follow this path. I reject that notion and am getting damn tired of being blamed for other people's experiences not working out as they had hoped.

    What is a cheap apartment?

    When I lived in the San Fernando Valley of LA I paid $2,000 a month for a very safe, clean, beautiful apartment in a high rise with a gym and an outdoor pool and one assigned parking spot in the garage.

    Now I'm in Summerlin in a two bedroom, two bath apartment in an older but well kept two-story building with an outdoor pool and an indoor pool and a small gym that I've never used and one parking spot and it's $1100 a month.

    $2000 a month in LA wasn't cheap but $1100 here in Vegas seems cheap to me.

    By the way I wanted a one bedroom unit here for $950 a month but none was available.

    Sketchy as fuck, at least in my opinion. Lots of drug people. It is gated though, which is nice, but all the drug people let in other unwanteds, so it's kind of a wash. One guy was telling me how he injected splenda because he didn't have any meth and figured it'd do the trick.

    You could take a dilapidated shack from some ghetto in the Midwest with a value of $5000 and move it to to L.A. and it would immediately be worth hundreds of thousands. Why? No idea because someday, the entire L.A. area will crumble under a huge earthquake.

    When my late partner followed me to Vegas, he moved into Holiday Royale for 2 months until he moved into my condo. I helped him get set up and visited a few times. I never heard anything about the drugs and ghetto shit you are describing. But that was 8 years ago maybe things have changed. The two months he was there were January and February and the place was filled with "snowbirds", older couples and people from the Midwest escaping their winters.

    There were two really negative things that I do remember. The place, at least the unit my partner was in, had a musky-moldy smell. A thorough cleaning with bleach and cleaners didn't relieve that smell. I suspect it was mold. Second complaint was that every time an airplane flew over the TV went out for 20 seconds or so. I mean complete static. Holiday Royale is VERY close to the airport on one of the runway paths. Planes were low and loud, plus messed up the TV.

    I think he was paying $720 for a studio, which included utilities, TV and internet. A quick check looks like that is $1000 now. That seems high, but I guess ok for a short-term couple of months type thing (snowbirds).

    I stayed at Holiday Royale for 6 months when I first got to town. I paid $202 a week and in the first month I got bit by what I thought was a massive spider, but turns out it was actually bed bugs or had to be bed bugs at least. My hand swelled up to the size of a baseball and it looked like I've been injected with venom so maybe it was a spider, but who the hell knows what it was. I then had plumbing issues in which I finally just had enough and yelled and complained to the property manager. They then moved me to an upgraded nicer unit for the same price that was much bigger and was also by the pool and really nice for the price. The rent now though is much higher, i think it's like 250 a week last time I checked last year, so in my opinion it's not worth it. You can find much cheaper places to stay for the same quality. Sure it's close to the strip casinos, but who cares as long as you have a car and dont mind driving 5 min. If you're looking to move to vegas, check out this place called Valencia Apartments, it was one of the best places I found for the price, quality, and proximity to the strip. Tropicana Royale is another place but I think the price has now gone up, but should still be under 800 and is also close to the strip and decent quality. Also if you're willing to spend a bit more, the Vegas Towers are really nice, but I can't get into any of them due to proof of income requirements so I'm stuck in hell holes.

    P.S. 'Gated' apartments are vastly overrated because people just tag along behind your car to get in anyway and people just let them in. Holiday Royale does have security patrol to try and prevent that, but it still happens. Look into those apartments I mentioned for now. I've researched hundreds of apartments, but those are the two best in my opinion if you want to be close to the strip, which I'm not sure is your priority. If you don't want to be next to the strip there are many more options in Henderson as well as a bit more the westside of town towards summerlin that are also nice and affordable but the farther you go west, the pricier it gets.

    Lastly, I've stayed in the worst areas in town and I'm still alive so don't feel scared to stay in sketchier parts of town. Apartment reviews are also joke and just bring on paranoia from bad tenants who don't tell the full story or just create fake reviews to scare you that are probably paid shills who work for a competing complex to write bad stuff about them. Just find a place that has utilities included such as water, gas, trash, etc and just pay for electric separate if you have to. You wont find many places with all utilities included unless you wanna stay at a weekly, but there are places of course that do offer everything but are usually run down and in a bad area.

    Five things I look in hotel rooms and rentals - no mold, no bedbugs, smells good, safety, good selection of TV channels. I read hotel reviews, and if there are any mold/bedbug complaints I stay away.

    I bring my own sheets (400-600 count) and pillow (Small buckwheat, holds form when you shape it, doesn't heat up). It's amazing what soft sheets (only $20-40 at Bed Bath & Beyond clearance sales with coupon) can do for a 2* motel.
    I've stayed in enough 4* hotels, and don't really care about fancy stuff. I've very good with loud noise (and have ear plugs).

    That report is very accurate. Vegas housing was hit hard in 2008. The general housing market that hit the whole US, hit Vegas particularly hard. There were many foreclosed properties, which lead to a surplus in homes for sale. In addition during the 90's and 2000's Vegas had been growing at a fast clip and they just kept building, house, apartments, strip mall, office space. When that population growth slowed about the same time in the late 2000's because of lack of jobs, again there was this huge surplus of homes and apartments.

    The result was very low housing market prices, Both homes for sale and apartments, from 2009 through about 2015. People relocating to Vegas found incredibly cheap housing prices both buying a home and apartments. And those moving from Southern Cal, or Chicago or the east coast cities were pleasantly shocked.

    This is actually how and when I acquired my first condo in late 2009. It had been foreclosed and was up for auction. Online auction, I bid from Philadelphia, based on a virtual tour, without ever having set foot in the place. I was familiar with the building and wasn't disappointed however. I paid about 25% of what the unit had sold for new only 4-5 years prior.

    I sold that condo, at only a very small profit, as prices had not really yet began to climb. Rented for 2 years and then bought 2 homes, one as an investment which I sold a year later. The second I sold last summer after my partner died at a nice profit. Problem was you sell at a nice profit, but with the market now growing higher whether you are purchasing another home or deciding to rent, prices are up like 100% in some cases now from just 4-5 years ago. I purchased a highrise condo with my brother and while prices continue to rise, I am a little fearful that this type of property probably isn't going to continue to rise as much as single homes and apartments.

    I am sort of thinking I should have just hung on the house for a couple more years until things leveled off. But even that, you still have the problem, you sell at the top of the market and you either have to buy or rent at the top of the market, so I am not having regrets. Anyway yes the housing market, both sales and rentals are up dramatically from 5 years ago, but for people coming from elsewhere, especially California, or the other big city markets, both buying and renting looks like a bargain compared to what they were paying.
